Administrative Research & Training Centre Architecture
Workspace Architecture | Latur, Maharashtra
Client: Vilas Sakhar Sahakari Karkhana
Area: 55,000 Sq.ft
Status: Ongoing
Located in the drought-prone region of Latur, this Administrative Research & Training Centre is envisioned as a sustainable, climate-responsive workspace for a leading sugar cooperative. The design responds to the region’s hot and arid conditions through passive strategies such as thick insulated walls, controlled openings, and internal courtyards that promote natural ventilation.
Project Specialty & Technical Challenges
Structural & Shuttering Complexity
Multiple beam and slab levels within the same structural grid required highly precise and adaptive shuttering techniques.
Execution of sloping slabs with tight tolerances (25–50 mm gradients) demanded continuous monitoring to maintain uniformity.
Large inverted beams (up to 900 mm width and 1.5 m depth) posed challenges in maintaining dimensional accuracy under concrete pressure.
Reinforcement Detailing & Execution
Congested reinforcement zones, especially at beam-column junctions, required careful placement to ensure proper concrete flow.
Complex bar curtailments and junction detailing were executed in close coordination with consultants to maintain structural integrity.
Transitioning reinforcement between varying beam depths was achieved while adhering to IS code requirements, minimizing bar distortion.
Innovative Construction Techniques
Execution of exposed RCC staircase involved precision shuttering with cable-supported systems and maintaining a consistent 32 mm gap between steps.
High-level slab construction (over 6 m height) with heavy reinforcement loads demanded robust temporary support systems and meticulous planning.
Execution Under Constraints
Several works, especially at terrace level, were executed based on preliminary drawings, requiring flexibility and real-time decision-making.
Strict quality benchmarks (minimal surface deviations and precise reinforcement lengths) were maintained throughout.
